Here a few repairs or improvements you can do to tune up your self storage facility you just acquired or have not tuned up in a while. Stay competitive, enable the ability to increase rates and draw more positive attention to your facility.
Install a new sign with landscaping. Assuming a new pan face sign exceeds the current budget, acquire a solid single or double-sided panel, but ensure it's illuminated with some type of lighting. Flood lights work well and there are lots of great LED options out there. Add some landscaping to the area the sign is placed. Landscaping around the sign and also the customer entrance provides a welcoming feeling.
Perimeter fence and gate: Paint the bollards safety yellow around the access keypad and the pole that it's mounted on. Aside from replacing the costly chain link gate, consider painting it black or forest green color with a roller. Update the signage associated with the entrance and they will "pop" against the dark colored fence. Do the same for the fencing facing the entrance on both sides of the gate. This is what the customer sees when they pull in. Next, remove that unsightly barbed wire. It's not needed and only raises unwanted customer concerns
Update the restroom with new paint and decor. You can also purchase laminate flooring that is affordable and simple to install. Put a picture on the wall and install an air freshener. Above all, keep it clean and properly stocked.
Fence in the dumpster or place it in a hidden area. The dumpster area is unsightly. Don't let this be the first thing the customer sees when they arrive at your facility. When somebody moves out, you want them to take all their items with the, not lean their old mattress up against your dumpster. Don't invite more trash.
Add lighting or repair existing. Lighting equals safety. Broken lights and dark facilities invite criminals. Help customers feel safe and secure. Review your facility at night to get the best evaluation. You may need to add poles to lights in areas, as well as the buildings. Ensure you keep up on this crucial aspect as lights broken or burnt out leave a bad impression.
Asphalt sealcoating and repair. You can get areas milled and then a patch overlayed to remedy bad asphalt areas. Otherwise, crack-fill as needed and add a sealcoating to have it appear new. Adding new parking lot striping really makes the parking areas pop and more professional.
Painting will cost a bit more, but you may need to to do so. Evaluate your budget and determine if this is driving customers elsewhere based on appearance alone. Paint also protects surfaces, so it prevents further damage. It's not only appearance, but protection.
Tune up the doors. There are door treatments you can use to remove the dull look and make the color shine again. While doing so, make an appointment with your customer to replace that rusted or bent old door latch. Make the doors appear new again.
BONUS TIP: If you don't have a website that enables online rentals or at least reservations. It's time to step up. There are still self storages that don't take CC's or online rentals, however customers like the convenience of online shopping.

These are repairs are crucial to making your facility renewed and welcoming to new customers. A newer feeling should allow you to compete better or stay ahead of other locations. Consider a rate increase with your new improvements and you should still have a higher demand. Your entire facility will present better to the entire community.
