If you were to sprinkle in these 4 sizes your profits would increase
5 x 4 x 4 lockers
5 x 15
7.5 x 10
10 x 25
In the self-storage industry, it is standard that the smaller the unit size the more income per sf. Each of the above unit sizes provides a size smaller than the typical size offered. For Example, some people will rent a:
5 x 4 x 4 locker instead of a 5 x 5 and pay more per sf
5 x 15 instead of a 10 x 10 and pay more per sf
7.5 x 10 instead of a 10 x 10 and pay more per sf
10 x 25 instead of a 10 x 30 and pay more per sf
And for sure two units rented that equal the sf of one unit rented will produce more rental income. For Example:
Two 5 x 4 x 4 units will rent more than one 5 x 5 unit
Four 7.5 units will rent more than three 10 x 10 units
A 10 x 25 unit plus a 10 x 5 unit will rent more than a 10 x 30 unit.
The key is not to overbuild these unit sizes. If your site has Ten 10 x 30 units you might reduce that number to seven 10 x 30 plus three of each of the 10 x 20 and 10 x 5.
