When Will my 80,000 sq/ft Storage Facility be Completed?

There are a variety of factors that will effect the time it takes to build an 80,000 sq. ft. single-level storage facility (or other sizes). Construction method, weather conditions such as rain and snow, availability of building materials, the selected builder schedule, plus all the approvals that go along with the project.


Proposed Timeline:


1. Prior to ConstructioN: 3-6 months

  • Site selection and acquisition: 1-3 months (or possibly longer to find that "just right" location)

  • Design and engineering: 2-4 months (The fewer the revisions, the better. Verify before submittal)

  • Permitting and approvals: 2-6 months (Complete design wile attaining approvals)

2. Construction Phase: 8-12 months

  • Earthwork: 1-2 months (ensure your soil tests were completed during your due diligence to reduce delays and increased cost)

  • Foundation: 1-2 months

  • Building construction (basic building, including roof): 3-6 months

  • Interior work (HVAC, plumbing, electrical, partitioning): 2-4 months

  • Paving, landscaping, and misc.: 1-2 months

3. Post-Construction Phase: 1-2 months

  • Inspections and punch list items: 1-2 months (This final 10% is often the hardest to accomplish. So many small finishes you need to finalize)

  • Occupancy permits and final approvals: 1-2 weeks (Check with the city to see if you can acquire a Temp Certificate of Occupancy to get a head start!!)

Total Time: Approximately 12-20 months


The entire project time will vary, depending on the details and finishing touches of the project. Weather will be an unforeseen delay. Delays in project materials via shipping or availability can throw a wrench in your plans. Ensure your architect and engineers are designing the site and facility according to local requirements to avoid revisions and additional reviews by the local Building & Planning department.


Most of all, select an experienced architect, engineer, contractor that has self-storage construction experience. Be 100% sure to review plans thoroughly to avoid revisions and delays. Even experienced people can make mistakes that cost you time and money.
